Company relocation is one of this year’s largest in Northern Bergen County

PARAMUS, N.J.—James Scancarella and Ed English of CresaPartners in Paramus, N.J., recently teamed up with Ken Ward and Robert Jesenski of CresaPartners in Orange County, Calif., representing Advantage Sales & Marketing LLC (ASM) in a 37,000 square foot office lease at 123 Tice Boulevard in Woodcliff Lake, N.J. ASM, one of North America’s largest sales and marketing agencies, needed to relocate from 535 E Crescent Avenue in Ramsey, N.J. The transaction is one of this year’s largest relocations in Northern Bergen County.

“The challenge that ASM presented us was to locate a Class A building with an aggressive landlord and leasing agent who could negotiate a lease and provide occupancy within a four-month period,” said Scancarella.

CresaPartners’ project management team coordinated the full-scale build-out, including architectural coordination, through occupancy. The landlord, Behringer Harvard Holdings, LLC, was represented by Geoffrey Schubert and Garrett Rioux of CB Richard Ellis.

ASM is occupying the third floor and is the lead tenant in the 118,358 square foot building. The company, based in Irvine, Calif., moved to this upgraded facility in Northern Bergen County to enhance its operating efficiencies and reduce rental costs. Northern Bergen County is home to many major corporations, including Par Pharmaceutical Companies, Inc., BMW, and KPMG.
