Consolidate operations in Century City and downtown
Los Angeles into one location following the merger between
Marsh & McLennan and Johnson & Higgins. Based
upon the clients financial, operational and human
resource requirements, we determined that downtown Los
Angeles was the optimal location into which to combine
its operations.
Within six weeks of the merger we finished a 137,789-square-foot,
10-year sublease of Marshs space in the Century
City Plaza Towers to the law firm of Troop, Steuber, Pasich
& Reddick. Three months later, we negotiated a buyout
of Marshs lease with the landlord, relieving our
client of its entire $33 million lease obligation. The
transaction allowed the client to subsequently consolidate
its entire Los Angeles operation into 256,000 square feet
with no double-rent obligation.
