Consolidate headquarters operations from four buildings
into one strategic location. With multiple leases expiring
at separate intervals over a two-year period, the client
needed a staged occupancy strategy to avoid paying double
rent.
Identified a building that met financial, cultural,
image and operational criteria; negotiated a lease that
offered our client 85,000 square feet in year one, with
the rights to lease up to an additional 110,000 square
feet of contiguous space (at Tenants discretion)
two years later when its remaining lease expires. The
lease enabled the client to consolidate its entire headquarters
operations under one roof, in phases thus avoiding several
million dollars in double-rent payments.
